Investing in real estate is one of the smartest choices one can make for their future and that of their family. When the goal is to attract tourists, no area compares to Italy.
From its historic cities to its scenic coastlines, the country offers unmatched potential for buyers looking to blend lifestyle and long-term gains.
Every corner of the Bel Paese is filled with properties worth considering for purchase. Tuscany in particular stands out as a point of reference for numerous investors from all over the world.
Those searching for homes for sale in Tuscany Italy tend to focus on areas such as Maremma, Forte dei Marmi—longtime symbols of luxury tourism—and, of course, Florence, the regional capital, with its countless artistic treasures and the consistently high interest it garners from tourists seeking accommodations.
Luxury homes in Tuscany: the favorite destination of international buyers
Italy’s real estate market has gone through several complex phases in recent years. After the pause caused by COVID, a boom followed during the post-lockdown period, which was soon followed by a downturn due to inflation and rising mortgage rates.
In what was, for a long time, a problematic situation, the luxury market maintained strong performance, largely thanks to international clientele.
Tuscany is the region where most of the interest is focused—around 20%.
Lombardy ranks second with 17%, followed by Lazio. Although Lazio continues to show triple-digit figures, it still falls significantly short of Tuscany’s numbers (about 11% of all searches by foreigners seeking luxury real estate in Italy).
Where do the prospective buyers of luxury homes in Tuscany come from?

Prospective buyers of luxury homes in Tuscany—a land of rolling green hills, quaint villages where time seems to stand still and artistic cities—come predominantly from Germany.
This is according to a study by a well-known luxury real estate portal, which is also a partner of one of the top international real estate listing websites.
The area that interests them the most—unsurprisingly—is Florence, a city unmatched in the region for its artistic heritage and enchanting atmosphere.
In second place among foreign real estate investors drawn to the City of Lilies are the French, accounting for approximately 12.4% of searches.
American buyers are not far behind, increasingly drawn to the Tuscan lifestyle and investment potential. Many are searching for restored farmhouses, boutique villas, and properties with vineyard access.
Buyers from the UK, the Netherlands, and Switzerland are also active, often seeking second homes they can rent out during peak seasons to generate extra income.
The return on real estate investments in Tuscany
Real estate investments in Tuscany, when managed wisely, can prove extremely profitable.
One notable figure is the high return observed in urban and provincial areas like Livorno, Pisa and Pistoia. These areas may even yield higher profits than Florence.
These figures were highlighted last year by the research department of one of Italy’s leading real estate agency groups, which also noted that in the second half of 2023, about 19% of sales were made for investment purposes.
Compared to the previous year, this marked a slight increase (less than one percentage point, but still significant).
To be precise, the study considered only long-term rentals. Based on the data, in Livorno, the yield for a one-bedroom apartment is 8.5%.
For two-bedroom apartments in the same area, the annual yield is 8.1%.
And what about the numbers in Pistoia? For one- and two-bedroom apartments, the returns are 7.9% and 7.2%, respectively.
Florence shows a yield of around 4%, a particular case where short-term tourist rentals dominate, unlike other cities.
However, this lower long-term yield is offset by high occupancy rates and premium nightly rates during peak tourist seasons, making it ideal for short-stay rental models.
